Ground-up construction
A shell built without a tenant in mind creates work for someone else later. We build base buildings with the fit-out that follows already in view.

What this involves
What this covers
Structure, envelope, core and base-building systems for commercial and industrial buildings, delivered for owners, developers and investor-owners.
Building for the fit-out that follows
Service capacity, roof access and structural allowances for future mechanical loads cost very little to provide during construction and a great deal to add afterwards. Because we spend most of our time on the tenant improvement side of the same buildings, we know which provisions tenants ask for and which ones sit unused.
Planning for the tenants who follow
On owner projects we plan the base building around who is likely to lease it. Tenant profiles, realistic allowance expectations and future fit-out loads are considered up front rather than after the fact.
